What is Covered if Your House Floods?
There are several ways your home can sustain water damage, including pipe bursts, washing machine and other appliance leaks, roof leaks, sewer backup, and weather related floods. Do you know which of these scenarios would be covered by homeowners insurance or by a separate flood insurance policy?
- Burst Pipes: This will usually be covered under you home insurance policy, but only if your insurance company feels you tried to take precautions to protect your pipes and that you were not at fault.
- Sewer Backup: This is not covered under most standard homeowners policies. You can however add it as a policy endorsement.
- Appliance Leaks: Damage from leaks that are deemed to be sudden and accidental will be covered by your homeowners policy, but again if your insurance company feels you have been negligent your claim can be denied.
- Roof Leaks: If a roof leaks and causes damage due to a covered peril – wind, rain, hail, or fire – it will likely be covered by your home insurance. Damage from a hurricane or if you did not properly maintain your roof will not be covered.
- Hurricanes: Flooding from hurricanes will not be covered under you home insurance policy. However, you can purchase flood insurance offered by the National Flood Insurance Program (NFIP) through your insurance agent.
